		<description>For any realtors or homeowners dealing with the odor problem I have found the miracle solution.  I am the property manager to a large apartment community.  At the beginning of every month I deal with odor problems from recently vacated apartments.  Some are more severe than others. Last month we had a really severe smelling apartment.  Even after fresh paint and new carpet.  We couldn&#039;t get cat urine smell out.  One of my maintenance guys brought me a product called Room Shocker this product works like no other product have ever tried.  It&#039;s simple to use and not labor or time intensive.  So there&#039;s no scrubbing or spring or wiping.  It&#039;s relatively inexpensive.  It&#039;s not a masking agent and gets rid of the odor at the source.  It not only gets rid of the smell, but it completely Decontaminates and disinfects the whole room.  So far I&#039;ve been able to get rid of severe pet odor, the smell of cat urine, heavy cigarette smoke odor.   I had trouble finding the product but I found it on a website called BiocideSystems.com.  I guess it&#039;s fairly new.  I swear by this stuff now and then highly recommend it to realtors and  Or apartment managers and owners. The stuff really works!

		<description>I&#039;m not sure how automated this feedback system is.  The part that I use is just a big blank box for entering text.  It works.  Not sure about one with questions.  It does seem like that would be a little too confining to do any good.  When I call I get a lot of answers like, &quot;they didn&#039;t like the house&quot; and I try to get more specifics.  I consider it one of my more fun duties and I enjoy talking with the agents.</description>

Then there&#039;s the trouble of representing the buyer&#039;s best interest, which means that many times the question of price may be something I really cannot answer.

		<description>Feedback seems to be something a lot of agents don&#039;t care about.  Sad huh?  Part of my responsibilities to my client is to call agents within two days, who have not provided feedback through the Centralized Showing Service.  They&#039;ve also by then received 4 email requests to enter feedback.  I don&#039;t know if AZ has CSS but its a great resource.  Showings can be setup and feedback entered without even a phone call if the agent so chooses.  

As for the bad smell and scary stains, can&#039;t say much for that.  Scary really.</description>

		<description>Steve, I nearly gagged myself reading your post.  Yuck.  Have you ever seen Emeril Live on the Food Network?  Emeril always says we should have smell-o-vision so we could smell what he&#039;s cooking.  Maybe we should try to incorporate that into the Internet.  :-)  

Back to the MLS, in the event clarity is needed, FBS doesn&#039;t make decisions about what fields to track or not.  One of the cool things about our system is that the MLS can add fields to the system without programming by us.   So, all of your requests can be added in a matter of minutes, giving you all more time to discuss whether they should or not.  ;-)</description>
