There are currently 37,378 single family homes for sale, down by 888 from last week. There are 5143 sales currently pending, down by 368 from last week. And 4150 homes closed escrow in the last 30 days, down by 4 from last week. Broader Maricopa County is now at 9 months of inventory, based on this week’s numbers.
As you can see, every city saw a significant decline in the number of properties that are pending sale, while they also saw a significant decline in the number of properties list for sale. Therefore, the reduction in properties for sale doesn’t come from future sales, but rather from properties being removed from the marketplace either via cancellation or expiration. This which makes a bit of sense, given I am pulling numbers on June 1, and listings tend to get written to end at the end of a month.
