This is the first update I am doing where all data was retrieved via the new FlexMLS system. The system hasn’t gone live yet (go live date is July 28, 2008), but it is available in read only mode, making it perfect for the weekly statistical update. As I cross-check between systems, the numbers vary a tiny bit, but it’s less than 0.1%, which I suspect is the difference between the live updates made throughout today and the snapshot that FlexMLS took 12+ hrs ago.
Across all of Maricopa County, there are currently 36,917 single family homes for sale, up by 125 from last week. There are 5556 sales currently pending, down by 39 from last week. And 4402 homes closed escrow in the last 30 days, up by 26 from last week. As a result, broader Maricopa County now has 8.4 months of inventory, based on this week’s numbers.
