I’m beginning to enjoy commenting on FLexMLS as part of my weekly update, so let’s not break the trend just yet. This week’s “interesting” FlexMLS related interactions include an agent that was checking availability for a home leased 4 months ago (he couldn’t figure out how to include status in his search), an agent that said he can’t figure out how to follow the driving directions that are on the MLS profile (thus he called me lost), and another agent that said he couldn’t figure out showing instructions (and thus popped in on my clients unannounced). Each time I think to myself, “It doesn’t do that for me..”. On a positive note, I loaded 13 photos into a rental listing this week. It’s so nice not to be constrained by a limit on photos.
Across all of Maricopa County, there are currently 37,081 single family homes for sale, up by 125 from last week. There are 5278 sales currently pending, down by 1 from last week. And 4779 homes closed escrow in the last 30 days, up by 379 from last week. As a result, broader Maricopa County now has 7.8 months of inventory, based on this week’s numbers.
