This week I had occasion to access the new FlexMLS system from my iPhone a number of times. Having access to MLS via a smart phone, like the iPhone, is a dream come true for this real estate agent. For example, today I was showing a new client various townhouses that were available in the Biltmore area, that were within a stone’s throw of the unit we were standing in. Sure I could have pulled out my laptop and done the same thing, but having the entire MLS always at my fingertips is awfully handy. It begins to question the need for a laptop.
Getting back to the data, across all of Maricopa County, there are currently 37,004 single family homes for sale, up by 110 from last week. There are 5562 sales currently pending, up by 223 from last week. And 4837 homes closed escrow in the last 30 days, down by 20 from last week. As a result, broader Maricopa County now has 7.7 months of inventory, based on this week’s numbers.
