With the start of the NFL season, this week’s update comes a bit later in the day. This honestly, doesn’t have much to do with the NFL, except that I am a 2 time defending Fantasy Football champion, and I tend to get caught up pressing “refresh” every 30 seconds, to see how many points I have. It’s amazing how you can waste a chunk of the day away watching football, checking scores, and generally doing quite little. I did manage to attend a listing appointment, have lunch with my family, and show 2 rental properties…so the day hasn’t been a total waste, it just feels like the day slipped away from me. At least the Cardinals showed something we have rarely seen from them: a winning start.
As you can see, the numbers now show significantly fewer homes closed escrow than last week, which would appear to confirm my suspicion that last week’s numbers were indeed inflated, likely as a result of FlexMLS’ systematic closing of homes scheduled to close escrow, without needing the listing agent to confirm that they actually closed. I imagine the ARMLS help desk was busy fielding calls this week getting those transactions moved back to pending.
Across all of Maricopa County, there are currently 36,621 single family homes for sale, down by 135 from last week. There are 5476 sales currently pending, up by 183 from last week. And 4693 homes closed escrow in the last 30 days, down by 650 from last week. As a result, broader Maricopa County now has 7.8 months of inventory, based on this week’s numbers.
